For property investors

See what each investment property actually costs you

Investment property expense tracking falls apart when every cost lands in one pile. Give each address a place in AI2Fin and the rates, the strata levy, the plumber and the loan interest add up against that property — while every one of them keeps the tax category it already had.

What Fin does for you

A place per address, not a category per address

A property is a second label on a record, not a replacement for its category. Assign a transaction or a repeating bill to 12 Smith St and it is still Repairs, still Council Rates, still Interest — it just also belongs somewhere.

What went where, by category, for one property

Open a property and the year breaks down the way you would write it out yourself: rates, strata, repairs, interest, each with a total and the records behind it. Change the period and every figure moves with it.

Rent in and costs out, kept apart

Money coming in is shown as income against the property rather than quietly netted off against what it cost you. Transfers between your own accounts are left out of the spend figure entirely, so a loan redraw never reads as a repair bill.

The repeating ones recognise themselves

Rates, water, strata and insurance arrive on their own rhythm, and each is recognised as a repeating bill from your real history. Tie the pattern to the property once and every future instalment lands on it without being told again.

What a property costs, and where each figure comes from

A property is rarely one kind of expense. These are the costs that usually attach to an address, what each one generally is at tax time, and which part of AI2Fin produces the number — confirm the treatment of your own costs with your accountant.

Did you know?

A tub of Chobani yoghurt became taxable purely because it came with a separate pouch of cookie and white-chocolate pieces — making it a 'combination food'.

In a 16 June 2023 ruling the Administrative Appeals Tribunal sided with the Tax Commissioner that Chobani's Flip Strawberry Shortcake yoghurt, sold with baked cookie and white-chocolate bits, was a taxable combination food rather than GST-free plain yoghurt.

The reason for all that upheaval: on the World Bank's Paying Taxes measure Brazil ranked 181st of 190 countries, with a typical company spending about 2,038 hours a year simply complying — roughly double the next most demanding country, Bolivia.

Companies in Mexico and Chile spent an average of 291 and 286 hours on the same exercise. Brazil's overall tax burden was reckoned to reach as much as 68% of a company's total income.

Property investors — common questions

Can I see what one investment property cost me over a financial year?

Yes. Each property is a place with its own totals — what it cost, what it earned, how many records and repeating bills belong to it — and the period is yours to set, so a financial year, a quarter, or the months since a tenant moved in are all the same question. Open the property and the spend breaks down by category with the records behind each line.

Does labelling a cost with a property change its tax category?

No, and that is the whole design. A property is a second axis: the plumber at one rental is still Repairs, and the rates notice is still Council Rates, so the activity statement and the deduction list read exactly as they did before. Naming a location never spends the tax category on it. AI2Fin helps you find and organise potential deductions; always confirm what applies to you with your accountant or tax authority.

Will it remind me when the rates notice is due?

Not today, and it is better to say so than to let you rely on it. What you get is the history: a repeating cost is recognised from your own transactions, so you can see what the last few instalments were, roughly what the next one looks like, and which property it belongs to. Due-date alerts are not part of it yet.

What happens to the records if I remove a property?

Removing a place takes the label off — it never deletes a transaction or a bill. The confirmation says exactly how many records and how many repeating bills are about to be unlabelled before anything happens, and those records keep their category, amount and date. Create the place again and you can reassign them.

How is a new hot water system treated differently from fixing the old one?

Broadly, mending something is claimed in the year you pay for it, while replacing it with a new asset is written down over its effective life — which is why the appliance belongs in the asset register and the plumber stays a repair on the property. Add either from its bank transaction and the schedule runs itself. AI2Fin helps you find and organise potential deductions; always confirm what applies to you with your accountant or tax authority.

I have more than one property — can I compare them?

Yes. The list shows every place side by side for the same period, each with its spend, its income and how many records it carries, so the one quietly costing more than it returns is visible without exporting anything. Vehicles and business premises can be places too, if the question you have is what a thing costs rather than what a category costs.
